We all know that moving house can be a stressful time.  There’s so much to organise and everything just creeps up on you at the last minute, no matter how much in advance you prepare.  With this in mind, the below information has been provided to help facilitate your impending vacate.

HAVE YOU ADVISED YOUR INTENTION TO VACATE
In the event that you are intending to vacate the property at the end of your General Tenancy Agreement, it’s important that you contact your Property Manager in advance and provide the required notification to terminate the agreement.  You will also be required to notify them in WRITING via the approved RTA Form 13 Notice of Intention to Leave.

IMPORTANT DOCUMENTS YOU WILL NEED
Your Property Manager will be in contact with you well in advance of the vacate date and will provide you with the following documentation:

  1. RTA ‘Moving Out’ Guide
  2. RTA Form 14a Exit Condition Report
  3. Vacating Guidelines
  4. Outgoing Tenant Details
  5. Cleaning Checklist

Its important that you print these documents carefully and read in full.  Their purpose is to educate you in what steps to take moving forward, and to better manage both yours and your agents expectations.  If you do not have access to a printer – feel free to come in to the office and our staff are happy to help.

EXIT CONDITION REPORT
It is the Tenant/s responsibility to complete the RTA Form 14a Exit Condition Report.  Take your time to complete this form carefully.  The Exit Condition Report may be referred to as evidence if there is a dispute over the bond refund at the end of tenancy.

CLEANING
Whilst it’s not a requirement of your lease that you have the property professionally attended to, our Agency strongly recommends that you do.  Not only does this help the vacate process move along much quicker but it also leads to releasing your bond much faster as well.

POWER TO BE LEFT ON
Our agency will be inspecting that all lights work upon the vacate of your property. We request that the power be left on at the property for a minimum of 3 business days past your lease expiry/approved vacate date.  If the power is off at the time of inspection, this may hold up bond release times.

GAS – BOTTLED (IF APPLICABLE)
Please ensure that you have all gas bottles refilled/replaced and provide a receipt as proof to your agent.

WATER – EXCESS OR FULL WATER CONSUMPTION (IF APPLICABLE)
If it is a part of your tenancy agreement that water consumption is to be charged to you, your Property Manager will contact you closer to the vacate date and advise you of your final water charges.

UTILITIES – ELECTRICITY/GAS (IF APPLICABLE)
If it is a part of your tenancy agreement that water consumption is to be charged to you, your Property Manager will contact you closer to the vacate date and advise you of your final water charges.

POOL SERVICING (IF APPLICABLE)
If it is a requirement of your lease that you attend to the pool servicing and/or chemicals, please ensure you advise your pool service provider and book a final service with them within 3 days of the vacate date.  Please provide your Property Manager with a receipt as proof of works undertaken.

PRE-VACATE INSPECTION
Your Property Manager may request to undertake a pre-vacate inspection with your leading up to the vacate date.  The purpose of this inspection to review the original entry condition report and advise you of any potential issues that may be brought up at the Exit Inspection.  It is strongly recommended that you make yourself available for this inspection, however, not compulsory.  If you are unable to attend, we will contact you after the inspection to discuss further if required.  If this inspection is necessary to you, our agency will contact you separately.

EXIT INSPECTION
An Exit Inspection will be conducted within 3 business days of you returning the keys to our agency.  It is strongly recommended that you make yourself available for this inspection, however, not compulsory.  Should any discrepancies arise, our agency will contact you to discuss further.

BOND
Until such time as the Exit Inspection is satisfied, NO bond will be released from the RTA.  In anticipation of a full bond refund, we recommend that you provide our agency with your forwarding address and bank details at the time you return the keys to our office.
